How much does a home inspection cost?
It varies. The house size and house age can determine the final cost.

Do I have to have an inspection? With bidding wars, I understand that inspections can be waived.
It is very much in your best interest to have an inspection. There are many things that the future homeowner may not anticipate. A licensed inspector pays attention to these details and can provide a deeper sense of awareness. An inspection can also end up saving tons of money down the line, as well as heartache and stress.

Do I have to be there during the inspection?
My recommendation is yes, it is better to be present than not. During the inspection, I will point out things of concern or things needing attention. Ultimately, if it’s important to you, it will be included in your list of ‘must fixes’. You can also see things firsthand in order to factor in how much it would cost to replace or fix.

Do you do the remediations if a problem is found?
No, the appropriate person will be recommended to you.

How long does an inspection take?
The older the home, the more thorough I will be but it’ll be a bit more time consuming. However if it’s a new home, it is likely it will take much less time.

Can my kids come during an inspection?
Kids find some of the aspects of the inspection process fascinating. This said, it can be a long time for them to be sitting around, so bring electronic devices, coloring books or activities to keep them occupied!

Do I pay you even though I decide against the house?
Yes, as I will have performed the service of inspecting the home. Often times, because of my findings in the home, you may feel nervous to go ahead with the purchase. You can then feel free to discuss your options with your attorney.

What if I don’t need a radon inspection, or only need a radon inspection? Can you adjust the pricing?
